How we calculate
The calculator multiplies the sum insured by the market average rate from Bank of Russia data. We split policies by policyholder because rates differ a lot. In 2025, policies covering buildings, equipment and other property of companies averaged premiums of 0.033% of the sum insured, and those of sole traders (individual entrepreneurs) 0.140%. For warehouse stock the figures were 0.069% and 0.165%.
The difference is explained by the size of the assets: the average sum insured per company policy is about RUB 381 million, per sole trader policy about RUB 18 million. Large industrial sites are insured at individual rates with large deductibles, so for a small business the sole trader rate is a better benchmark.
What affects the price
- Type of business and fire hazard: warehouse, production, office, retail.
- Building materials and condition, security and fire alarms, sprinklers.
- Perils: fire only or "all risks", machinery breakdown, business interruption.
- Deductible and claims history.
Estimates by company
The company coefficient is the ratio of its average premium per property policy for legal entities to the market average (RUB 69,860) according to the Bank of Russia for 2025. It also reflects client size: insurers of large industry have higher average premiums. No data or a ratio outside 0.5–2.0 means "price on request".
Preliminary estimate
A sole trader's shop with property worth RUB 10 million: 10,000,000 × 0.140% ≈ RUB 14,000 a year. A company warehouse with stock worth RUB 50 million — about RUB 34,500.
This is a benchmark: the insurer will set the rate for your premises after a survey and a questionnaire. Learn more on the business property insurance page; for projects under construction use the construction risks calculator. Get offers via a request.
