How we calculate
The estimate is based on the market average rate. According to the Bank of Russia, in 2025 individuals bought 10.8 million policies covering buildings (flats and houses) and 5.2 million policies covering home contents. Premiums averaged 0.245% and 0.460% of the sum insured. The calculator multiplies your sum insured by that rate.
The perils are weighted by their share in Insight Insurance base rates for homes: fire — 0.044%, water damage — 0.028%, natural hazards — 0.010%, explosion, falling objects and structural defects — 0.009% each, unlawful acts of third parties — 0.006%. A basic package without water damage and theft costs about 62% of the full one; the full package without water damage costs about 76%.
What affects the price
- What you insure: walls and utilities, finishes or belongings. Movable property is insured at a higher rate.
- Wall material and property type: a wooden house usually costs more than a flat in a brick or concrete building.
- Perils, deductible, alarm system, claims history.
- Sum insured: for a flat it is convenient to base it on the cost of repairs and belongings rather than the market price of the property.
Company coefficients
The price for each insurer is the market estimate multiplied by the ratio of the company's average premium per buildings and contents policy to the market average (RUB 3,775) according to the Bank of Russia for 2025. If there is no data or the ratio falls outside 0.5–2.0, we show "price on request".
Preliminary estimate
Flat: walls and finishes insured for RUB 5 million, full perils — 5,000,000 × 0.245% ≈ RUB 12,250 a year. Belongings worth RUB 1 million — about RUB 4,600. The basic package for the same flat — about RUB 7,600.
This is an indicative estimate: the insurer sets the exact rate after reviewing the property. Learn more on the home and apartment insurance page. If the flat is mortgaged, use the mortgage insurance calculator. A request to Polis Re specialists will help you compare offers.
